Maintenance Programs
Every routine maintenance interval from across the Resource Center, consolidated into one master schedule for buildings with more than one roof system.
Every Routine In One Place
Every roof system guide on this site includes its own routine maintenance schedule. This page consolidates all of them into one master schedule.
A property manager overseeing an EPDM roof, a modified bitumen loading dock canopy, and a tile-covered clubhouse roof can see everything at a glance here, then open the individual guide for the full detail behind any single row.
The Master Schedule
Filter by roof system to isolate the routine for one assembly, or leave it on All to plan the whole property.
| Roof System | Weekly/Monthly | Quarterly | Annual |
|---|---|---|---|
| TPO | Dust mop or vacuum, damp mop with pH neutral cleaner, wipe sink and stove splash zones | Detail the flashing lines and spot treat leaked joints | Recoat flashing, 1 to 2 years |
| EPDM | Dry sweep or vacuum with no beater bar, damp mop with pH neutral cleaner | Check flashing joints and polished faces for dulling film | Recoat flashing, 1 to 2 years |
| Modified Bitumen | Dry dust mop, damp mop with pH neutral stone cleaner only, never vinegar, bleach, or ammonia | Check fill holes for erosion, especially on rooftop equipment areas | Recoat, 9 to 12 months exterior and 12 to 18 months interior |
| BUR | Dry dust or vacuum roofs, wipe acidic spills immediately | Buff with dry microfiber, run the water droplet test | Professional recoating, re polishing if membrane deterioration has accumulated |
| Metal Roofing | Wipe with mild dish soap and water or a pH neutral stone cleaner | Water droplet test near the sink and stove | Recoat if the droplet test shows absorption, sooner on porous slabs |
| Tile Roofing | Dry sweep or vacuum, watching for grit trapped in the cleft texture | Deeper brush scrub of textured surfaces with a stiff non metal brush | Inspect edges for delamination, recoat with breathable penetrating coating only |
| Asphalt Shingle | Dry dust mop, wipe acidic spills immediately before they etch | Inspect high traffic areas for granular surface wear | Recoat with a penetrating coating, professional inspection on heavy traffic roofs |
| SPF Roofing | Dry dust mop only, damp mop sparingly with pH neutral cleaner | Spot check entryways and traffic paths for coating wear | Full recoat yearly on penetrating coating, every 2 to 4 years on topical |
| Roof Coating System | Sweep or vacuum, especially entryways and mudrooms | Damp mop with a pH neutral degreasing cleaner in kitchen and entry areas | Inspect coating wear in traffic paths, recoat unglazed tile on schedule |
| Roof Drainage | Dust mop or vacuum with a soft brush attachment | Damp mop with pH neutral cleaner, avoiding oil based soaps that build film | Professional inspection of coating and chip loss, recoat on schedule |
| Rooftop Equipment | Hose down to clear chlorine residue and dust, sweep loose debris | Check slip resistance in shaded damp areas, spot treat chlorine haze | Recoat with a pool rated coating, more often than the same stone indoors |
| Flashing | Wipe spills promptly, avoid bleach as a routine cleaner | Scrub with a nylon flashing brush and pH neutral flashing cleaner | Recoat joints, 1 to 2 years, sooner in wet areas |
| Rooftop Unit | Squeegee glass and tile after use, ventilate fully | Oxygen based cleaner on flashing and corners, inspect caulk joints | Recoat flashing and replace failing caulk, assess for restoration |
Where To Start
If it has been longer than the annual column for any roof system, that is the highest priority item to address first, regardless of how the roof currently looks from the ground.

How It Works
The schedule is not busywork. It is the cheapest form of protection on this site.
Small Habits Beat Big Cleans
Consistent light maintenance, meaning routine debris clearing and prompt attention to ponding water, does more over a roof's lifetime than any single repair.
Most Damage Is Cumulative
Most of the serious damage covered elsewhere in this Resource Center traces back to skipped routine inspections, not to one bad storm.
The Annual Column Is The Real Deadline
Routine items keep a roof performing day to day. The annual column, almost always a recoat or a full professional inspection, is what keeps damage from becoming a structural or interior problem.
Do This, Never That
Do
- Follow the schedule even when a roof looks fine, since damage often is not visible until it is advanced
- Prioritize whichever roof system is furthest overdue
- Keep a simple written or digital log of last inspection and recoat dates
Don't
- Wait for visible leaks before starting a maintenance routine
- Treat all roof systems as needing the same schedule
- Skip annual coating checks just because the roof surface looks clean
