What Roof Restoration Actually Looks Like
See the difference between routine maintenance and full restoration, and understand which one your roof actually needs. Our free roofing inspection is the fastest way to find out.
Drag to See The Difference
Restoration is not a coating touch-up, and it is not a full replacement. It is a structured process that addresses years of wear, weather exposure, and failed coating to bring a roof system back to a condition close to new, often at a fraction of replacement cost. The examples below span the roof system types covered throughout this Resource Center.

Modified Bitumen
Modified Bitumen Low-Slope Roof
- Before
- Sun-brittle, cracked at the laps, and leaking after years without a working coating.
- After
- Repaired, recoated, and returned to a uniform, weathertight surface.

SPF Roofing
SPF Roofing System
- Before
- Chalky and unsealed, with moisture already tracking into the foam.
- After
- Deep cleaned, recoated, and back to full reflective performance.

Roof Drainage
Roof Drainage Correction
- Before
- Standing water buried under years of debris and slow drains.
- After
- Regraded, redrained, and cleared to positive runoff.

Flashing & Rooftop Unit
Rooftop Equipment & Curb Detail
- Before
- Failed curb flashing, cracked sealant, and moisture entry at every change of plane.
- After
- Fully reflashed, resealed, and protected against the next storm cycle.
What Restoration Actually Involves
Routine maintenance addresses surface wear but cannot reverse coating failure or structural damage. Replacement is rarely necessary if the underlying deck, versus just its coating, is still structurally sound. Restoration sits between the two, and it runs in this order.
Diagnosis
Assessing the membrane, the condition of the existing coating, and any structural issues in the deck before a single tool comes off the truck.
Deep Cleaning & Prep
Removing old coating, debris, or embedded contamination that routine maintenance simply cannot reach.
Repair
Addressing splits, blisters, missing flashing, or deteriorated insulation so the roof is sound before it is refinished.
Refinishing
Patching, reinforcing, or re-membraning, chosen by system type and by the performance the roof is supposed to deliver.
Recoating
A coating matched to the specific roof system, so the work holds instead of failing in a single monsoon season.
Restoration vs. Routine Care Vs. Replacement
Signs you need restoration rather than routine care almost always come down to one question: is the problem on the surface, in the coating, or in the roof deck itself? Our inspection checklists walk through exactly what to look for.
Routine Care
Scheduled inspections and recoating on time. Prevents most problems from ever developing into a claim.
Restoration
Needed when coating has failed for an extended period, leaking has set in, or physical wear such as blistering, splitting, or cracking has accumulated. Restores the existing roof system rather than removing it.
Replacement
Only necessary when the underlying deck or membrane itself is structurally compromised, not just its surface, such as widespread saturated insulation or deck failure.
