Question 1

What Types of Commercial Properties Does TopTier Roofing Work On?

Accepted Answer

TopTier Roofing serves office buildings, retail centers, warehouses, multifamily properties, and industrial facilities across the Phoenix metro and Tucson. We work directly with property managers, facility managers, building owners, and general contractors to scope, schedule, and execute roofing projects with minimal disruption to daily operations.

Question 2

Do You Handle New Construction as Well as Re-Roofs?

Accepted Answer

Yes. We install roof systems on new commercial builds and replace or restore aging roofs on existing properties. Every project starts with a clear scope of work and documented timeline so owners and their contractors know exactly what to expect.

Question 3

How Do You Minimize Disruption to Ongoing Business Operations?

Accepted Answer

We coordinate scheduling around tenant hours, phase work in sections when needed, and maintain clear communication with on-site management throughout the project. Our goal is to keep your building operational and your tenants unaffected while the work is completed.

Question 4

Can TopTier Roofing Manage Multi-Building or Portfolio Projects?

Accepted Answer

Yes. We work with property management groups and developers who need consistent roofing standards across multiple sites. We can coordinate inspections, maintenance schedules, and repairs across a portfolio under one point of contact.

Question 5

What Commercial Roof Systems Do You Install?

Accepted Answer

We install and service TPO, EPDM, modified bitumen, and built-up roofing systems, along with metal and shingle systems for lower-slope and pitched applications. During your inspection, we'll recommend the system that fits your building's structure, budget, and use.

Question 6

What Is a TPO Roof and Why Is It Common on Commercial Buildings?

Accepted Answer

TPO (thermoplastic polyolefin) is a single-ply membrane widely used on flat and low-slope commercial roofs because it reflects heat, resists UV exposure, and installs efficiently over large surface areas. It's a common fit for Arizona's climate, where sustained heat and sun exposure put roofing materials to the test.

Question 7

How Do I Know Which Roofing Material Is Right for My Building?

Accepted Answer

The right system depends on your roof's slope, structural load, drainage, and how the building is used. We evaluate all of these factors during a free inspection and walk you through the tradeoffs between material options before recommending a system.

Question 8

Do You Work with Flat Roofs?

Accepted Answer

Yes, flat and low-slope roofs make up a large share of our commercial work. We install and repair single-ply membranes and built-up systems designed specifically for flat roof drainage and Arizona's heat and monsoon conditions.

Question 9

What Does a Free Roof Inspection Include?

Accepted Answer

Our free roof inspection covers the membrane or roofing material, flashing, seams, drains, penetrations, and any visible signs of wear or damage. You'll receive a clear written summary of findings and recommendations, with no obligation to move forward.

Question 10

How Often Should a Commercial Roof Be Inspected?

Accepted Answer

Most commercial roofs benefit from at least one inspection per year, plus additional checks after major storms or monsoon activity. Older roofs or those nearing the end of their expected service life may warrant more frequent inspections.

Question 11

Can an Inspection Catch Problems Before They Become Costly Repairs?

Accepted Answer

Yes, that's the primary purpose of routine inspections. Identifying small issues like flashing separation, ponding water, or membrane wear early typically costs far less to address than waiting until they cause interior damage or an emergency repair.

Question 12

Do You Provide Documentation from Inspections for Property Records?

Accepted Answer

Yes. Every inspection includes written findings and photo documentation that property managers and owners can keep on file for maintenance planning, budgeting, or insurance purposes.

Question 13

Does TopTier Roofing Help with Insurance Claims After Storm Damage?

Accepted Answer

Yes. TopTier Roofing includes in-house public adjusters who assist property owners with documenting damage and navigating the insurance claims process. We help ensure the scope of damage is accurately represented so the claim reflects the actual condition of the roof.

Question 14

What Is a Public Adjuster and How Are They Different from an Insurance Adjuster?

Accepted Answer

A public adjuster works on behalf of the property owner, not the insurance company, to document damage and advocate for a fair claim outcome. Having an in-house public adjuster means TopTier Roofing can support you through the claims process alongside the physical inspection and repair work.

Question 15

What Should I Do Immediately After Storm Damage to My Roof?

Accepted Answer

Contact TopTier Roofing for a free inspection as soon as it's safe to do so. We'll document the damage with photos and a written report, which supports your insurance claim and helps determine whether emergency repair is needed to prevent further damage.

Question 16

Can You Work Directly with My Insurance Company?

Accepted Answer

Yes. We provide the documentation, estimates, and communication insurance companies typically require, and our public adjusters can help represent your interests throughout the claims conversation.

Question 17

What Counts as a Roofing Emergency?

Accepted Answer

Active leaks, storm-damaged membranes, blown-off materials, and any roof condition that's actively letting water into the building qualify as emergencies. If you're seeing water intrusion or visible structural roof damage, contact us right away.

Question 18

How Quickly Can TopTier Roofing Respond to an Emergency?

Accepted Answer

Call 602-788-1022 and we'll work to dispatch a team as quickly as our schedule allows to assess the damage and begin stabilizing the situation. Every emergency call gets an honest read on timing based on current conditions and crew availability.

Question 19

Do You Provide Temporary Repairs While a Full Fix Is Scheduled?

Accepted Answer

Yes. When a full repair or replacement can't happen immediately, we can install temporary measures such as tarping or coating to stop further water intrusion while we plan the permanent fix.

Question 20

Do Monsoon Storms Cause Common Types of Roof Damage in Arizona?

Accepted Answer

Yes. High winds, dust, and heavy rain during Arizona's monsoon season can lift membranes, damage flashing, and clog drainage systems, leading to leaks. Scheduling an inspection before and after monsoon season helps catch storm-related damage early.

Question 21

What Does a Preventive Roof Maintenance Program Include?

Accepted Answer

Our maintenance programs typically include scheduled inspections, drain and gutter clearing, minor repairs, and sealant checks to catch wear before it becomes a leak. The exact scope is tailored to your roof system and how the building is used.

Question 22

Why Is Preventive Maintenance Especially Important in Arizona?

Accepted Answer

Arizona's intense UV exposure and summer heat accelerate wear on roofing membranes, while monsoon storms test seams, flashing, and drainage. A consistent maintenance schedule helps extend the usable life of a roof system despite these conditions.

Question 23

Can Preventive Maintenance Extend the Life of My Existing Roof?

Accepted Answer

Yes. Addressing small issues such as cracked sealant, debris buildup, or minor membrane wear before they worsen is one of the most effective ways to delay a full roof replacement and protect your investment.

Question 24

How Is Maintenance Scheduled for Multi-Tenant or Occupied Buildings?

Accepted Answer

We coordinate maintenance visits with property management to avoid disrupting tenants or business operations, typically scheduling routine work during lower-traffic hours or off-peak days.

Question 25

Does TopTier Roofing Partner with General Contractors on Projects?

Accepted Answer

Yes. We regularly work as the roofing subcontractor for general contractors on new construction, tenant improvement, and renovation projects, and we're set up to integrate into larger project schedules and documentation requirements.

Question 26

Can You Provide Bids for Gc-Managed Construction Projects?

Accepted Answer

Yes. We provide detailed, itemized bids scoped to project plans and specifications so general contractors can incorporate roofing costs and timelines into their overall project planning.

Question 27

How Does TopTier Roofing Handle Scheduling on a Gc-Led Job Site?

Accepted Answer

We coordinate directly with the GC's project manager to fit within the broader construction timeline, communicate proactively about any delays or dependencies, and provide the documentation needed to keep the project on track.

Question 28

Do You Offer Repeat-Project Partnerships for Developers and Gcs?

Accepted Answer

Yes. Many of our commercial relationships are ongoing, working with the same general contractors and developers across multiple properties or phases because of the consistency and reliability we bring to each job.

Question 29

Is TopTier Roofing Licensed in Arizona?

Accepted Answer

Yes. TopTier Roofing LLC holds Arizona ROC License #359782. We're happy to provide license verification details to property owners, contractors, or insurance representatives who request it.

Question 30

How Much Experience Does the TopTier Roofing Team Have?

Accepted Answer

The owners of TopTier Roofing bring 20 years of roofing industry experience to every project. That background shapes how we scope jobs, communicate with clients, and manage projects from inspection through completion.

Question 31

What Does 'Top-Tier Quality. Top-Tier Protection.' Mean to TopTier Roofing?

Accepted Answer

It reflects our approach to every project: quality materials and workmanship paired with clear documentation and communication that protects the property owner's investment. It's the standard we hold ourselves to on every job, residential or commercial.

Question 32

Accepted Answer

Yes. TopTier Roofing is a licensed and insured Arizona roofing contractor operating under ROC License #359782, and we provide current insurance certificates on request for your project or contract file.

Question 33

What Areas Does TopTier Roofing Serve?

Accepted Answer

We serve the Phoenix metro area within roughly a 50-mile radius, including Phoenix, Glendale, Scottsdale, Tempe, Mesa, Chandler, Gilbert, Peoria, and Surprise, plus Tucson.

Question 34

Where Is TopTier Roofing Based?

Accepted Answer

Our office is located at 14021 N 51st Ave, Ste 118, Glendale, AZ 85306. We dispatch crews throughout the Phoenix metro and Tucson from that location.

Question 35

Do You Travel to Tucson for Projects?

Accepted Answer

Yes. Tucson is part of our regular service area, and we handle commercial and residential roofing projects there in addition to the greater Phoenix metro.

Question 36

How Do I Know if My Property Falls Within Your Service Radius?

Accepted Answer

Call 602-788-1022 or submit a request through our contact form with your property address, and we'll confirm coverage and schedule a free inspection if you're within our service area.

Question 37

Does TopTier Roofing Also Work on Buildings?

Accepted Answer

Yes. While commercial roofing is our primary focus, we also provide residential roof repair, replacement, and inspection services throughout the Phoenix metro and Tucson.

Question 38

What Residential Roofing Services Do You Offer?

Accepted Answer

We offer free inspections, repairs, full roof replacements, and preventive maintenance for property managers, using the same documentation and communication standards we apply to commercial projects.

Question 39

Can Property Managers Also Get Help with Insurance Claims?

Accepted Answer

Yes. Our in-house public adjuster support is available to property managers dealing with storm damage claims, not just commercial property owners.

Question 40

How Do I Get a Residential Roof Inspection Scheduled?

Accepted Answer

Call 602-788-1022 or fill out our contact form to schedule a free inspection. We'll assess the roof's condition and provide a written summary with any recommended next steps.

Question 41

How Do I Know if My Roof Needs Repair or Full Replacement?

Accepted Answer

The right call depends on the roof's age, the extent of damage, and how much of the membrane or system is affected. Our free inspection identifies whether targeted repairs will hold up or whether replacement is the more cost-effective long-term option.

Question 42

What Are Common Signs a Commercial Roof Needs Repair?

Accepted Answer

Ponding water, membrane blistering or cracking, separated flashing, and interior water leaks are common warning signs. Catching these early through routine inspection usually keeps the fix smaller and less disruptive.

Question 43

How Long Does a Typical Roof Repair Take?

Accepted Answer

Timelines depend on the scope, roof size, and material involved. Minor repairs can often be completed in a single visit, while larger repair projects are scheduled with a clear timeline provided upfront during your estimate.

Question 44

Can You Repair a Roof Installed by Another Contractor?

Accepted Answer

Yes. We regularly inspect and repair roof systems we didn't originally install. We'll assess the existing system's condition and recommend the appropriate repair approach regardless of who installed it.

Question 45

What Does a Roofing Consulting Engagement Include?

Accepted Answer

Roofing consulting can include roof condition assessments, budget planning for capital improvement projects, material recommendations, and guidance through insurance or contractor coordination for property owners and managers.

Question 46

Who Typically Uses TopTier Roofing's Consulting Services?

Accepted Answer

Property managers, facility managers, developers, and building owners planning larger roofing decisions, such as budgeting for a future replacement or evaluating multiple properties, often use our consulting services.

Question 47

Can Consulting Help with Long-Term Capital Planning for a Roof?

Accepted Answer

Yes. We can help property owners understand a roof's remaining service life and plan ahead financially for maintenance, repair, or eventual replacement rather than reacting to emergencies.

Question 48

Is There a Cost for an Initial Consulting Conversation?

Accepted Answer

No. The initial conversation and roof inspection are free. From there, we can scope any additional consulting work based on what the property owner needs.

Question 49

Why Is Ponding Water a Concern on a Flat Commercial Roof?

Accepted Answer

Standing water that doesn't drain within 48 hours can accelerate membrane wear, add unnecessary structural load, and increase the likelihood of leaks over time. Identifying and correcting drainage issues is a standard part of our inspection process.

Question 50

What Causes Ponding Water on Commercial Roofs?

Accepted Answer

Common causes include low spots in the roof deck, clogged or undersized drains, and settling that occurs as a building ages. We evaluate drainage patterns during inspections to identify the root cause rather than just treating symptoms.

Question 51

Can Drainage Problems Be Fixed Without a Full Roof Replacement?

Accepted Answer

In many cases, yes. Solutions can include clearing and upgrading drains, adding tapered insulation to redirect water flow, or targeted repairs to low spots, depending on the severity and cause of the ponding.

Question 52

How Often Should Roof Drains Be Cleared of Debris?

Accepted Answer

Drains should be checked as part of routine maintenance visits, with additional clearing after major storms or monsoon activity when debris accumulation is highest.

Question 53

What Is a Roof Coating and When Is It Used?

Accepted Answer

A roof coating is a protective layer applied over an existing roof system to extend its service life, improve reflectivity, and add a layer of waterproofing. Coatings are often a cost-effective option for roofs that are sound structurally but showing surface wear.

Question 54

Can a Roof Coating Delay the Need for Full Replacement?

Accepted Answer

Yes, in many cases a properly applied coating can extend the usable life of an existing roof system, making it a practical option for owners managing budget timelines for a future replacement.

Question 55

How Do Reflective Coatings Help in Arizona's Climate?

Accepted Answer

Reflective coatings reduce the amount of heat a roof absorbs, which can ease the load on a building's cooling systems and reduce thermal stress on the roofing membrane during Arizona's long, intense summers.

Question 56

Is Every Roof a Good Candidate for Coating?

Accepted Answer

No. Coatings work best on roofs that are structurally sound with limited existing damage. During inspection, we'll tell you honestly whether coating is a good fit or whether repair or replacement makes more sense.

Question 57

What Is Roof Flashing and Why Does It Matter?

Accepted Answer

Flashing is the material installed around roof penetrations, edges, and transitions, such as HVAC units, vents, and parapet walls, to prevent water intrusion. Failed flashing is one of the most common sources of commercial roof leaks.

Question 58

Why Do Hvac Units and Vents Create Roof Leak Risk?

Accepted Answer

Every penetration through the roof membrane, including HVAC curbs, vent stacks, and conduit, is a potential entry point for water if the flashing or sealant around it deteriorates. Routine inspection specifically checks these areas.

Question 59

How Often Should Flashing Be Inspected?

Accepted Answer

Flashing should be checked during every routine roof inspection, at minimum annually, since it's a common failure point that's often easy to miss without a trained eye.

Question 60

Can Damaged Flashing Be Repaired Without Replacing the Whole Roof?

Accepted Answer

Yes. Flashing repair is typically a targeted, standalone fix and one of the most cost-effective ways to stop a leak before it causes broader damage.

Question 61

How Do I Request a Roofing Estimate?

Accepted Answer

Call 602-788-1022 or complete the contact form on our website with your property details. We'll schedule a free inspection and provide a written, itemized estimate based on what we find.

Question 62

How Far in Advance Should I Schedule Non-Emergency Roof Work?

Accepted Answer

We recommend scheduling routine inspections, maintenance, and planned repairs a few weeks ahead when possible, which gives us flexibility to coordinate around your building's operating schedule.

Question 63

What Information Should I Have Ready When Requesting a Quote?

Accepted Answer

Having the property address, approximate roof size or square footage, a general description of the issue, and any photos on hand helps us prepare for the inspection and give you a more efficient estimate process.

Question 64

Do You Provide Written Estimates Before Starting Work?

Accepted Answer

Yes. Every project, whether a repair, maintenance visit, or full roof replacement, comes with a written, itemized estimate so property owners know the scope and cost before work begins.
